Die Arbeit untersucht den Zusammenhang zwischen ESG-Maßnahmen und der wirtschaftlichen Performance von Immobilien anhand ausgewählter Finanzkennzahlen. Auf Basis einer qualitativen Analyse von Experteninterviews zeigt sie, dass insbesondere Maßnahmen im Bereich Klimaschutz und Energie einen klar positiven Einfluss entfalten, während soziale und Governance-Kriterien konsistente, jedoch schwächere Effekte aufweisen. Das entwickelte konzeptionelle Modell bietet eine strukturierte Entscheidungsgrundlage zur Bewertung der finanziellen Materialität von ESG-Maßnahmen in der deutschen Immobilienbranche.
